PANAMA CITY — Housing sales numbers and prices in Bay County increased in December 2012 over the same month the previous year.
The total number of closing sales of single-family homes in December 2012 was 197, compared to 144 in 2011, a 36.8 percent increase.
The average sale price per home rose from $170,938 in 2011 to $185,527, an 8.5 percent increase, according to the Florida Association of Realtors.
It was a similar story with sales of condos and townhomes. Sales went from 85 in December 2011 to 97 in December 2012, up 14.1 percent, and the average price rose from $205,811 to $211,476, a 2.8 percent increase.
The National Association Realtors has said homes sales across the country are at a five-year high.
“Realtors from across the state are reporting increases in home sales and median prices,” Dean Asher, 2013 Florida Realtors president, said when the numbers were released. “As a result of rising demand from investors and other buyers, there’s a shortage of inventory in many markets, and it’s putting pressure on prices,”
Looking at Florida’s year-to-year comparison for sales of townhouses and condos, 8,470 units sold statewide last month, up 8.6 percent compared to December 2011.
December marks the 12th consecutive month of higher statewide median sales prices for both single-family homes and for townhouse-condo units year to year, according to Florida Realtors’ data.
“Inventory levels are now clearly consistent with a sellers’ market,” Florida Realtors chief economist John Tuccillo said in a commentary statement released at the time of the numbers publication. “When the final year-end statistics are compiled, expect that sales in 2012 will be more than 10 percent higher than they were in 2011. Once again, all the positive indicators are up significantly.”
